A ‘reservation deposit’ doesn’t reserve anything…under Turkish Law a seller can not be forced to sell a property to a buyer, even with a contract !
The 'reservation deposit' is simply a misleading ruse for an Agent to obtain a partial commission in advance... and will cost the buyer time and legal fees to have it returned...
A real discount of 5% discount off a price marked-up in advance by 20% is not a 'real' discount... as the appraisal valuation report will prove...
