Yes, more than 95% of property sales in Turkiye originate from on-line portals, not from agents' storefront windows. When a seller lists their property with the agent, that agent simply lists it on-line at a selection of the 5 portals where the buyers go to find property. The days of waiting for buyers to walk past an agent's window are past- for more than 10 years now ! A seller paying an agent 2% or 3% to find a buyer can save themselves thousands in agents' commissions simply by listing their property on the portal(s) themselves....! And in the process, avoid the agents usual practice of selling for much more than the list price agreed with the seller- a practice known as the 'hidden profit mark-up'.... an additional profit the agent puts in his/her pocket, and the seller never hears about, sees or receives ('HIDDEN') ... !!!
This works well for agents when they completely control communication flow between buyer and seller – the solution is to take agents out of that middleman role. Using the portals achieves this when the seller them-self lists their property directly on the portal, because the buyer communicates directly with the seller via the portals’ online private messaging systems. The messaging system is the key difference – agents’ websites don’t have messaging systems allowing buyers to communicate directly with the seller, which allow agents to practice their ‘hidden profits’ piracy.
