Make Sure Buyers Contact You not an Agent...


The portals have messaging systems that enable Buyers and Sellers to communicate directly with each other.  Most Turkish buyers will not go anywhere near an agent- most will simply move on and find a better property if they find an agent is involved.

The biggest risk of using an agent… is that agent won’t show the seller a buyer’s bid, and just tells the buyer the ‘property has been sold’.

 

This happens for various reasons:

 

1) Often it happens when the agent is ‘hoping’ to profit from selling at a sales price above a stated level- the listing price the seller has agreed - without the knowledge of the seller.

 

2) Usually it happens when the buyer does not want to pay a reservation deposit, and no Turkish buyer will, so not much chance of selling to a Turk. That commission is misleadingly termed a ‘reservation deposit’ – but it reserves nothing, and no Local Turkish buyers fall for this ploy, only unsuspecting foreigners. Instead the agent prefers to find a foreign buyer and receive the commission in advance as a ‘reservation deposit.’  These English speaking agents don’t want to do business any other way, because their way of doing business, by requiring foreign buyers to pay  'reservation deposits, is less work and more profitable, then dealing with Turkish buyers. Regrettably, foreign buyers along the coast are far and few between in the last few years. Agents working along the coast began business with foreigners, and are still hoping for the extraordinary buyer surges to return, and waiting now for several years.  (Has an agent told you that foreign property purchases in Turkey are breaking records?  Did they also mention that these purchases are by foreigners from Syria and Iraq, not foreigners by $100,000+ properties in coastal regions...? )

 

3) And most often it happens because the agent is trying to sell the foreign buyer a property from a newly built development, or some other property, instead of your property, because the developer pays the agent a much larger commission of 5-15%, or because the agent has 'some other deal' worked out on another property to make a larger profit..

 

How to ensure a Buyer contacts YOU and not an Agent?

 

The standard practice of an agent is to put the property particulars in their window and/or on their website, and then manage the bids received from buyers. IF the buyer doesn’t want to pay a reservation deposit (local Turks won’t fall for this hoax), or if the local buyer doesn’t fall for the ploy of paying a price far above market, (with a price mark-up the agent has added above the sales price agreed with you the seller) the agent will typically make up an excuse to ignore the buyer, usually by telling the buyer ‘the property has been sold’.


The Solution ? List your property on the portals. That way the buyers will contact you directly, through the portal's messaging system, directly via email, or by fone if you wish...
