Advance planning allowing ample time for your purchase, results in many benefits. 

The most financially important of these benefits, is the reduction in sales price when ample time is allowed for the price negotiation. In the years since 2022 sellers and buyers are reporting that the actual sales price of the property transaction they made was about 20-30% below the listed sales price first asked. That’s a big discount ! 

To benefit from a similar discount, follow these steps:

1.  Plan to complete payment your property purchase either in early December OR late March- never between April (Easter) and September.

2.  Begin your property search a minimum of 9 months in advance (or longer) – that Means beginning the Property Search & Selection service with your MyTapu Property Finder in March.

      ...with prices starting above the $400,000 threshold in the $750,000 - $1,000,000 + range. These are truly elite districts where an abundance of wealthy Turks, often with multi-generational wealth, re-invest profits from older top end properties into newer top end properties. The locations are highly desirable and limited supply results in ‘compression', where green-field sites of raw land for construction are not available, and only redevelopment and reconstruction, tear down and rebuild, is available. These investment properties are never encountered by an investor scanning websites of English speaking agents, because the local demand and elite pricing precludes foreign investor participation. As in other real estate markets world wide, the long-term investment/ return profile of these assets is far better than any other market segment, through-out macro-economic cycles. Downside risk is the lowest (yes lower than slums) and upside performance is the steadiest, most liquid, and incessantly ongoing- limited supply is always less than the increasing demand, in a world where the wealthiest continue to get wealthier, faster than others.       ... arguably described as affordable housing, the properties are typically built on lower cost green-field sites where constructors may maximize their profits. These properties are generally not considered desirable lifestyle locations by local Turks. Furthermore, the vast supply pipeline of projects completed and in development assures no or limited exit price increases due to supply and demand. The investment profile is typically 10-15% downside and 0-5% upside over a three years CIP / CBI holding period. Entry pricing is important in order not to shift this profile further into unprofitability. Over-priced for the location, and having resale exit price expectations at best of recouping the purchase entry price, perhaps with a slight uplift, but not a commensurate return on capital available in other real estate segments, nor asset classes. The key to protecting capital is to identify the property on offer that is the smallest premium to true market value, thereby minimizing exit price risk. The Market Price Reports available from MyTapu Associates are key to measuring the entry price’s premium to true market value, which is the key determinate of investment performance, since resale exit price upside is limited to non-existent over the CIP/CBI holding period. 

      Middle-Market…

      ...these properties typically rely on misleading descriptions of various sorts, often related to their location, often referred to with a desirable upper tier location name, when in reality they are not in that location. The premium pricing they are offered at makes this segment the riskiest. The premium to true market value is usually in excess of 20%, and so the investment profile is the least favourable, simply because prices are highly unlikely to achieve that amount of uplift over the three year holding period. Instead, if the uplift is only 10%, the investor will suffer 10% loss of capital when selling at resale exit market prices.  For a longer holding period of 5-15 years, the uplift potential may typically be greater than the low-end segment, but the certainty of such an expectation is in doubt.  TheMarket Price Reports available from MyTapu Associates are key to quantifying the resale price risks.

These attractions have resulted in a surge in international buyers at various times during the past two decades. This surge has also resulted in widespread abuse and fraud by unscrupulous middlemen.

        Turkish Law

        One reason fraud is so prevalent is because a prosecution fraud prosecution in Turkiye requires widespread evidence of repeated malpractice effecting many victims. Unlike many countries, evidence is required from more than one transaction effecting more than one victim. The courts are also reluctant to pass judgment on what may or may not have been agreed between two parties on any one transaction.

        New Regulations

        Effective January 1, 2026 new Land Registry regulations have been introduced for property purchase and sale transactions:


        • All payments to be made by bank transfers to Land Registries’ on-line banking services
        • Checking by Land Registries to ensure transaction price declarations, contract prices, and payment amounts - must all be the same

        This is a Heading

        An investor receiving a request to make payment directly to a middleman should cease engagement. Such middlemen have been known to be receiving undisclosed profit sharing of hidden price mark-ups, and these middlemen collude together, including agents, citizenship consultants, lawyers, etc.

        Multiple Payments

        In addition, the new measure also brings the business process for property transactions with foreigners into closer alignment with that used by local Turks, whereby one payment transaction suffices for the purchase, instead of an additional payment or any advance payment, reservation deposit etc.

        Price Fraud

        The scope for fraud still exists, as regulators know, a fraudster with a determined intention to deceive will find ways to do so. Thankfully, the new regulations further narrow the scope available to fraudsters. That scope in 2026 is now narrowed down to the practice on profiteering on hidden profiteering by excessively inflating prices at which properties are sold to unsuspecting buyers.

            For a person that is intent on living in Turkiye, renting before buying allows one to get to know the local area better, before committing a capital sum, which is takes more time and effort to rectify if the choice isn’t the right decision.  Renting before buying results in having more time at a more relaxed pace to explore and gain insights about more and better choices with which to make better decisions. A foreign buyer has so much choice when choosing locations, property types, and lifestyles generally, that it almost seems foolish to imagine making a snap decision to buy, without exploring more options, first.

            Is it Easy to Rent Before Buying ?

            Yes it is a comparatively easy process to find a rental property and enter into the rental agreement, as long the necessary guidance is available. If the rental term is less than 90 days, the renter can usually manage by using a tourist visa, which allows for staying in Turkiye for up to 90 days in a 180-day period. For a longer period, the short-term residency permit application and procedure is required. There are specific requirements in this procedure that govern the acceptability of the property being rented, relating to rental permits, which also relate to building permits. For these aspects, independent professional advice is required.

            The best place to find property to buy in Turkiye is not on websites but on portals. When searching in English, the websites at the top of the search results are the agents with English language websites. These should be avoided at all costs, because these agents typically prey on the international buyers lack of knowledge about Turkish real estate, laws, regulations etc The agents at the top of the list have typically spent the most money with SEO techniques to get their websites ranked highly, and usually these are the same agents that are taking a hidden price mark-up on the sales price they ask from the buyer- and that can be as much as 20% to 40% !

             

            The best place on the web to find property in Turkiye are the portals. The difference between a portal and a website is that a portal has a message system designed to enable buyers to message the selling owners directly. Unfortunately many agents are there to, using the portals to find foreign buyers. When agents are involved, problems are sure to follow… This is not true of all agents, but with the agents at the top of the internet search results, it is usually the reality.

            A buyer may use the portals to search and MyTapu associates will provide assistance for non-Turkish speaking buyers, but the faster and better results are obtained when using an experienced professional that has done hundreds of property searches for many years. One of the main reasons for this is that using the portals to find properties requires specific detailed knowledge of specific neighbourhood locations, of how each of the different portals search functions work, of the different classification categories used by each of the portals, and several other factors. For example, when searching for a property in a coastal town if only the towns name is entered, that name usually also refers to a specific neighborhood, and so the search results will be limited to a small fraction of the properties, and only inthat specific neighborhood. Properties in the other neighborhoods with different names in that same town which may be adjacent or nearby, will not show up in the results even though they are considered to be in the same town. This is one example of why local knowledge is so important.
